Rent Advice for Landlords

We can undertake a Property Appraisal to provide you with advice as to potential income whether furnished or unfurnished, what should be your target market, executive, corporate, etc. together with advice to furnishing or the potential impact any changes to the property that you may be planning.

This is a Free, no obligation, rental valuation! When we initially assess your property we will suggest what we consider, from our experience of the letting market in your properties location, to be an appropriate rent. After discussing this with you, taking into account any views you may have, we will market the property accordingly.

Notes:-

  • If the property you wish to rent out is subject to a mortgage then we would recommend that you inform your lender prior to the rental. Some lenders ask to see a copy of the lease, which the tenant will be asked to sign, we will happily provide them with this.
  • Up until April 1996 landlords who moved out of the United Kingdom had to have tax deducted by their agents. Now however, a landlord can apply for an exemption certificate from the Inland Revenue. This makes it attractive to rent you property out if one is going overseas for a lengthy period.

Marketing the Property and Finding a Tenant?

Finding the right tenant quickly to avoid voids in occupation for your property is crucial to ensuring a successful investment.

We advertise on our own website together with our other partners Internet sites and in appropriate local and trade papers and magazines serving your property’s location. You never know, we may even already have quality tenants waiting for a property like yours on our database. We also have excellent reputation locally, with many would-be tenants being recommended to us by other agents, solicitors and even existing tenants.

Viewings

Once a prospective tenant has contacted us, we provide accompanied viewings to see the property. We undertake to get feedback back to you as landlord as soon as possible as to letting progress.

Interview and Credit Checking Potential Tenants

Once a tenant is found, we then interview and obtain Credit Checks and take Character References, Bank References and Employment Checks by our experienced staff. Preparation of all legal letting documentation is produced and contract signatures obtained.

Taking Deposits

Deposits are taken by Basic Elegance in accordance with the Tenancy deposit law that was introduced on 6th April 2007 to give more protection to tenants by preventing landlords and letting agents from unfairly withholding a tenants deposit.

Basic Elegance is a registered member of Tenancy Deposit Solutions Ltd (TDSL)

TDSL is a partnership between the National Landlords Association and Hamilton Fraser Insurance. This insurance-based tenancy deposit protection scheme enables landlords, either directly or through agents, to hold deposits. This simplifies the process for you, the Landlord.

Rent Collection, Payments and Utilities

Upfront rental terms, e.g. monthly in advance, together deposit terms will be agreed between us and the landlord. After taking the initial payments, we will then collect the monthly rental each month and issue appropriate notifications and payments.

Basic Elegance will ensure that the tenant is registered with the utility companies, gas, electricity, water, council tax, etc. as appropriate to you and your property’s requirements.

Property Inventories

We arrange inventories on all managed properties. Inventories can be arranged for let only properties for an additional cost.

Property Inspections and Periodic Checks

We not only here for the start and the end of the tenancy, we provide inspections at periodic intervals to ensure everything with your investment property is in good order. The interval will be as set by the landlord.

What happens when things go wrong? Well, we can act as your Agent being the “buffer” between the landlord and tenant, being qualified and experienced; we know how to deal with problems and issues effectively and efficiently on your behalf.

We would normally require two sets of keys to the property, one will be handed to the tenant on occupation and the other will be retained in our office for unforeseen emergencies.

If necessary, we can arrange general repairs on your behalf. This can be most beneficial if you are an overseas landlord and are away for any length of time.

In the event of unexpected problems, we will issue a Service of Notice to terminate tenancy, if required.

We can also administration the Landlord’s Gas Safety Check renewals (excluding cost of check/test) on behalf of the landlord.

Insurance

As a land lord you are still responsible for the building and accordingly the buildings insurance. If the property is furnished or part furnished you may also wish to consider contents insurance. The tenants are, however, responsible for insuring their own belongings kept in the property.

End of Tenancy Agreements and Renewals

Towards the end of the Tenancy Agreements, Basic Elegance will approach the land lord and if the wish to continue letting, we will approach the Tenant to enquire if they express a wish to renew.

All tenancies commence with a six-month assured shorthold tenancy. After the initial six month period, assuming both parties are in agreement, the tenancy can either be renewed or revert to a periodic tenancy.

If the tenant will not be renewing, if instructed by the landlord, we will commence remarketing the property in advance of the end of the agreement.

At the end of the agreement, we undertake End of Tenancy Checkouts including inventory checks, property corrections such as redecoration, carpets cleaned, to ensure it is back to the original condition before being let. We also ensure all utility bills are all up to date and fully paid.

When the tenant vacates the property you will also have an opportunity, should you wish to do so, to inspect the property yourself.

In the end, we administer the return of the deposit back to the tenant.
